See what guests and Google see on your website.
Type in your website. You'll get your phone speed score from Google, where every Book Now button really goes, and what Google and AI tools can read about your property. It's the first thing I check in every audit.
What it checks
The things that cost bookings quietly.
Speed on a phone
Your score from Google PageSpeed Insights, the same test Google offers developers. Plus how long the main content takes to show up and how heavy the homepage is.
The tap test
It finds every Book, Reserve and Check Availability button on your homepage and follows each one. Does it book direct, send guests to an OTA, or hit a dead end?
Google and AI tools
Tap-to-call phone, email link, lodging details in the page code, an llms.txt file, and your page title and description.
Head to head
Add a competitor’s website and see both side by side, row by row, with the better result marked. It compares property websites, not Airbnb or Expedia listings. Guests are comparing you anyway.
None of these show up when you look at your own site on your own computer. Your site loads fast on office Wi-Fi, and you never tap your own Book button. Guests do both, on a phone.

Where does the speed score come from?
From Google PageSpeed Insights, a free test Google runs on a simulated phone with a slower connection. It’s the same score you’d get on Google’s own site. Scores move a few points between runs, so treat it as a range rather than an exact number.
What’s a good score?
90 and up is good, 50 to 89 needs work, and under 50 is slow. The two-cabin rental in my real audit scored 37 on a phone. Comal Inn, the property I manage, scores 100 on desktop.
Will fixing these put me #1 on Google or ChatGPT?
Nobody can promise that, and I won’t. Google and AI tools decide what to show, and only one property can be first for any search. The results here come straight from Google’s test and an automated check, and I don’t control them. What fixing them does is remove the things that hold a site back, so you have a real shot when a guest is looking for exactly what you offer.
Can I check or compare an Airbnb, Vrbo, Booking.com or Expedia listing?
No. The check is for a property’s own website, for you and for the competitor. Listing pages belong to Airbnb, Vrbo, Booking.com and Expedia, they look the same for every host, and those sites turn away automated checks. If a competitor only has listings and no website, that’s worth knowing too: guests who search for them by name land on an OTA.
Do you save my results?
No. Results show up on your screen and aren’t stored, other than a short cache so a repeat check is fast. If you ask me to email you a copy, your email and results come to my inbox so I can reply.
Can I check other pages?
No, it always checks your homepage, even if you enter a different page. Most guests start there, and it’s where the Book button matters most. The full site and listing audit covers every page, your booking path, your Google profile and your OTA listings.
Why didn’t it find my Book button?
Some booking buttons are built with a script that loads after the page, and a quick check can miss those. If you see a button on your site that the check missed, the full audit tests it by hand.
