The 22 checks in every audit

Each one gets a Pass, Improve or Fix mark and a note on what to do, so nothing in the report is a mystery.

Booking path

  1. 1Book button is visible on a phone without scrollingMost guests browse on a phone. If they can't find it, they book on the OTA.
  2. 2Dates and rates are 3 taps or fewer from the homepageEvery extra step loses guests.
  3. 3Direct rates match or beat the OTAsIf booking direct costs more, nobody does it.
  4. 4The site gives a reason to book directA best-rate promise or small perk gives guests a reason to skip the OTA.
  5. 5Phone, text or chat is easy to findMany guests want one question answered before they book.

Google and AI visibility

  1. 10Every page has its own title and descriptionThese are what show up in Google results.
  2. 11Google and AI crawlers can read the siteA blocked crawler means you're invisible to that tool.
  3. 12Schema markup describes the propertyHelps Google and AI tools state your facts correctly.
  4. 13Photos have descriptive alt textScreen readers and AI tools rely on it to understand photos.
  5. 14What ChatGPT, Google and Perplexity say about your areaShows whether you come up and whether the details are right.
  6. 15Search Console and GA4 are set upWithout them, nobody can measure what's working.

Speed and basics

  1. 6Mobile PageSpeed scoreA slow site loses guests before it loads, and Google notices.
  2. 7Site loads securely with no browser warningsA "Not secure" warning kills trust instantly.
  3. 8Photos are sized for the screenOversized photos are the most common cause of a slow site.
  4. 9No broken links or dead pagesThey make the site feel abandoned.

Consistency and trust

  1. 16Google Business Profile is complete and matches the siteOften the first thing guests see, and AI tools read it.
  2. 17Website and OTA listings agree on rooms, fees, policies and distancesMismatches cost bookings and cause bad reviews.
  3. 18Reviews are recent and have repliesGuests read replies, and AI tools pick up review content.
  4. 19Room descriptions say what makes each room differentOtherwise guests pick by photo and price alone.

Ownership

  1. 20You control the domain registrationIf someone else holds it, they control your address.
  2. 21You can edit the site and keep it if you switch softwareA PMS-built site disappears when you leave the PMS.
  3. 22You have admin access to analytics and your Google profileFormer vendors often still hold the logins.

From the front desk

This is the checklist I used on Comal Inn.

Every item in the audit is something I checked, and usually fixed, at Comal Inn: the speed problems, details that didn't match between our site and our listings, and the analytics setup that let us see AI traffic for the first time. You get the same list, pointed at your property.

Questions owners ask

Fair questions

How is this different from the free site check?

The free check is a quick look at your homepage: a scorecard and your top 3 fixes, sent by email. The audit runs all 22 checks across your booking path, Google profile, OTA listings and analytics, with a written note on every one.

Do I need to give you any passwords?

No. Links to your site and listings are enough. If you use Google Analytics, you can add me as a viewer, which lets me see your numbers without changing anything.

What if I don't hire you for the fixes?

That's fine. The report is yours, written so you or anyone you hire can act on it.

What does it cost?

The audit is $249. If you hire me for a website build afterward, the full $249 comes off the price.

Send me your site. I'll show you what I see.

Free, honest, and from me, not a bot. No sales sequence afterward.
