Vrbo: fees, rules and your own website

Vrbo charges a 12% commission on the rental amount and the fees you charge guests. When Vrbo processes the payment, there’s no separate processing fee. It’s built for vacation homes, and it keeps bookings, payments and early messages on Vrbo, so your own website is for the guests who already know you.

Who lists on Vrbo

Vrbo is Expedia Group’s vacation rental site, for vacation homes, cabins, condos and lake houses.

What it costs

  • A 12% commission on the rental amount and any fees you charge the guest, plus VAT where it applies.
  • No separate payment processing fee when Vrbo processes the payment. If you use your own processor, you pay its fees.
  • The commission isn’t charged on Vrbo’s traveler service fee, taxes, refundable deposits or insurance.
  • In some regions, including parts of Europe, Australia and New Zealand, the Professional Plan rate can be up to 15%, including payment processing. Your exact rate is in your Owner Dashboard.

Your own website and guest contact

  • Reservations have to be made through Vrbo, and payments have to follow Vrbo’s checkout.
  • Vrbo blocks messages sent before booking that include phone numbers or email addresses.
  • It also blocks messages that offer another way to book or pay, or ask guests to contact you off Vrbo. Repeat violations may lead to listing suspension.

How it connects

Most vacation rental booking software connects to Vrbo directly. Vrbo also syncs calendars with other sites so the same nights don’t get booked twice.

Most booking software also works as a channel manager, so your rates and open dates stay in sync here, on your own website and on every other site you connect. How that works, with Comal Inn's setup.

What I’d do

If you run whole homes, Vrbo is usually your second channel after Airbnb, and it reaches a different crowd of travelers. Keep your rates and details the same on both, and give guests a name and website they can find on their own.
