Booking.com: commission, payments and your own website

Booking.com is free to join, and you pay commission on each booking. Your rate is shown when you sign up, and it varies by property. For many small inns and B&Bs it’s the biggest channel, and it reaches travelers from all over the world. Commission is charged after the discounts you fund, so it’s worth knowing what you really keep.

Who lists on Booking.com

Hotels, inns, B&Bs and motels, plus a growing number of vacation rentals and apartments.

What it costs

  • Free to register. You pay commission on each booking, and your percentage is shown at the Agreement step when you sign up.
  • Booking.com sends an invoice for commission at the end of each month. With Payments by Booking.com, depending on your location, commission comes out of each payout or is billed once a month.
  • No commission when a guest cancels under a free cancellation policy, or on no-shows unless you set up a no-show charge.
  • Payments by Booking.com has no setup fee. Bank transfer payouts cost between 1.1% and 3.1%, depending on where your property is.

Your own website and guest contact

  • Since September 28, 2026, Booking.com no longer sends guest phone numbers to booking software and channel managers. You can still see them in the Booking.com extranet.
  • Guest names and email addresses still come through to your booking software.

How it connects

Almost every booking system for inns, and most for vacation rentals, connects to Booking.com and keeps rates and availability in sync. You can also manage your property in Booking.com’s own extranet.

Most booking software also works as a channel manager, so your rates and open dates stay in sync here, on your own website and on every other site you connect. How that works, with Comal Inn's setup.

What I’d do

For a small inn, Booking.com is often where the most bookings come from. Keep it, and keep your direct option easy to find. Guests who book on Booking.com once can find your name and book your own site next time.
